Floor Assessment
We check thickness, species, nail patterns, and current finish type. This determines sanding sequence and which products will work best.
Commercial Sanding
Drum sander for the field, edge sander for perimeters, hand work in corners. Three-pass sequence from coarse to fine that opens the grain without cross-scratching.
Stain (Optional)
If you want a colour change, we apply water- or oil-based stain at this stage. Test patches on your actual floor confirm the tone before full application.
Finish Coats
Two to three coats of durable finish with light buffing between coats. Oil-based for depth and warmth; water-based for faster dry time and less odour.
